Croatia has enabled residents of the EU countries to buy real estate just like Croatian citizens. There are no special regulations when purchasing a property as an EU resident. This also includes people who come from UK, Switzerland, Iceland, Lichtenstein, and Norway.
Citizens who live outside of the European Union can buy properties depending on the status of the Reciprocity Agreement signed by the Croatian government and their homeland country. In this case, our appointed real estate attorney requests a written permission from the Ministry of Justice in order to finalize the investment.
Associated costs are approximately 4% to 30% of the purchase agreement value. Here are the main taxes and fees you need to know about:
1. Real Estate Transfer Tax – 3% (not charged for new build properties sold for the first time);
2. Lawyers fee – 1-1.25%;
3. Registration and other fees – 0.01% to 0.05%;
4. Estate agent fees – 1.5% to 3% (the seller will also pay the same);
5. Permission from the Ministry of Justice for a foreign national (who is not EU citizen) to acquire property costs around 10 EUR.
